Get Credit Reports For Landlords
2010

Rental credit check fees?
My hubby and I are looking to move to a larger home for our growing family. We’ve noticed different places charge different fees for credit checks. When we did our research, we found that you can EASILY get a credit check online for $14 (the last landlord to us that’s what he’s charged as well). Yet we have people asking up to $35 dollars (each) for credit checks! We feel like we’re getting ripped off!
On top of that, a friend of mine said once a credit check has been run on a person, it’s active for 30 days, meaning anyone can view it who has our information (ss#, ECT.). I was also told that landlords can pay one fee and access multiple credit reports. Is this true? And if so, how can I avoid being ripped off like this? Shouldn’t I get a refund if I’m not accepted for the place? Shouldn’t I at least be allowed to print my own credit check (that’s recent) and give it to the landlords?
Credit checks vary. It depends on the service that is being used and the services that are needed.
A basic credit check can be gotten for anywhere from $10-15.
However, when a landlord adds on criminal checks, eviction/court checks, reference checks, etc. that adds to the price,
It can easily cost $35.00 per person for a full background check.
Your friend is wrong. When a landlord is signed up with a credit check service, that report is only available to the person who ordered the check – the landlord.
Larger complexes may pay for bulk credit checks, however their initial cost is higher. They pay a much higher cost for bulk access.
Smaller complexes and landlords generally use a pay per report service. They do not get any discounts for ordering more credit checks. They pay a set price per report.
No, you do not get a refund if you are not accepted. The landlord has paid for the report.
Landlords will not accept a credit report provided by an applicant because it could easily for a fake or altered report.
If you are having an issue getting accepted for a rental, the most important issue for you would be the why. If your credit is not good, you are not going to get accepted.
